Years ago, there was a realtor handling a bank foreclosure and to look at it I had to go through him, as he had an exclusive listing. He started our conversation by asking whether I was a Christian. It seemed like an odd way to start a conversation about business. I told him I was and he said he was too, and he gave a few more details about that before we even started talking business. Strange. We looked at the house and it was priced way too high so I gave him my price to write up an offer. He became very indignant and refused to write up the offer, which is illegal. He said the house was worth every bit of what he had listed it at, or something like that. So we didn't write up an offer and I went on my way.

A-Yes. It is a serious breach of a real estate agent`s fiduciary duty to the seller not to present all purchase offers. Even if the agent felt your offer had no chance of acceptance by the seller, the agent should have written up the offer and presented it to the seller.

I am shocked by the agent`s irresponsible conduct. Unless the seller has instructed the agent not to accept offers below a specified price, the agent must present all written purchase offers.

In the future, when you want to make a written offer to buy a home, insist the agent prepare and present the offer. If you think the agent will not enthusiastically present your offer, just write in the offer: ''This offer to be presented to seller in person only in the presence of the buyer.'' Then you have the privilege of accompanying the agent to present the offer to the seller.

If the agent gives you any trouble, report the matter to the state real estate commissioner for investigation and possible revocation of the agent`s sales license. There is no excuse for agents not acting in the best interests of the home seller by presenting all purchase offers. The worst that can happen is you might receive an acceptable counteroffer from the seller.

So that's why the stock market crashes, but why does that cause a
"deflation tsunami"? Because people in debt have to sell off their
assets to pay off the debts, and that pushes down the prices of the
assets, causing deflation. The most liquid assets go first, such as
stocks and money market instruments. After that, less liquid assets
have to be sold -- things like jewelry, art, gems, real estate, cars

These debt levels are insane, but they're even more insane because
they're backed by an insane theory, Modern Monetary Theory (MMT),
that says that the government can borrow as much as it wants and
never has to pay it back.

Today the public mood is not only that stock prices will go up
forever, but also that debts will never have to be paid back.
Astronomical, dysfunctional prices for Tesla stock or Bitcoin are
perversely considered proof that stock prices will always go up, and
that asset values will always go up.

This is exactly what people believed prior to October 1929. Then the
public mood changed. Nobody could have predicted it, just as nobody
can predict that a new hashtag "goes viral" today. It happens out of
thin air, and nobody can explain it. And at some point the public
mood is going to change to believe that stocks won't go up forever, or
that public debts will have to be repaid. That's when the
"deflationary tsunami" will occur.

This article by Charles Hugh Smith is the first of its kind that I've
seen. It's not entirely inconceivable that this article is the first
sign that the public mood is beginning to change. Once a panic
begins, it will be too late for anyone to save himself.

It sounds like you don't understand anything, forget bubbles.

Two things I understand:

1. You weren't here promoting Bitcoin in 2010. Or 2011, 2012, or in 2013 when John first mentioned it. Or 2014, 2015, 2016, 2017, 2018, 2019, or 2020. But you want to talk a whole lot about what Bitcoin did in those years as if you had some involvement in it or knowledge of it.

2. You are going to get absolutely crushed in the coming deflationary tsunami. I wish you all the luck you deserve.
